Cost Guide
Typical published price ranges and what affects the cost. Your actual price depends on an inspection.
There is no flat price for mold remediation, but national cost guides publish typical ranges that are useful for early planning. The figures below come from HomeAdvisor's mold remediation cost guide (updated June 2026). They are national figures, not Martinsburg, WV-specific prices.
| Item | Typical published range |
|---|---|
| Typical mold remediation project | $1,223 – $3,757 (average about $2,368) |
| Remediation, per square foot of affected area | $10 – $25 |
| Basic mold testing | $250 – $350 |
| More comprehensive testing with lab analysis | $450 – $800 |

They are not a quote and not prices set by this site. The real price for your project depends on an inspection of the property and the material, the amount involved, access, and what the work requires.
Where the mold is growing affects how much material has to be removed and how hard it is to reach. HomeAdvisor lists these typical ranges:
| Location | Typical range |
|---|---|
| Bathroom | $500 – $1,000 |
| Crawl space | $500 – $2,000 |
| Basement | $500 – $3,000 |
| Attic | $1,000 – $4,000 |
| Wall | $1,000 – $20,000 |
| HVAC or AC system | $3,000 – $10,000 |
| Whole house | $10,000 – $30,000 |

The main cost drivers are the size of the affected area, which materials have to be removed (for example drywall, insulation or carpet), how easy the area is to reach, whether containment and air filtration are needed, whether the HVAC system is involved, and whether the moisture source has been fixed.
Repairs after remediation, such as replacing drywall, flooring or insulation, are usually priced separately. In the Eastern Panhandle, basements and crawl spaces are common problem areas, and access to a tight crawl space can affect the cost.
Every mold problem is different, so a local pro will not quote a price without understanding the affected area and the moisture source. Tell the pro where the mold is, roughly how large the area is, and whether there was a leak or flooding. A local pro can then explain what an evaluation or remediation would involve and give you a project-specific estimate.
Homeowners: describe what you are seeing and get connected with an independent local mold pro. A quote over the phone is available when the situation allows.
